What is the difference between the CoStar Impact Awards and CoStar Awards?

The 2026 CoStar Impact Awards programme celebrates the most impactful commercial property projects and transactions carried out and/or delivered in 2025 in 129 major markets across the US, UK and Canada. Submissions for the Impact Awards will be nominated and judged by CRE industry professionals.

The annual CoStar Awards programme recognises agencies who achieve high levels of sales or leasing transaction volume, with the CoStar Awards Quarterly deals celebrating individual agents for their top deals.

I submitted deals to the CoStar Awards, are they automatically submitted to the CoStar Impact Awards?

No, deals submitted to the CoStar Awards are not automatically submitted to the CoStar Impact Awards.

I am unable to disclose some information about my project/transaction. Can I still submit?

Yes, you can still submit. Please provide as much information as you can about your project/transaction. The judges will evaluate projects/transactions based on the merit of the submitted information.

Between what dates must my transaction/project have closed or been completed to be considered?

All transactions/projects must have a contract date or certificate of occupancy of between 1 January 2025 and 31 December 2025.

How do I submit my project/transaction through the website?

What information do I need to submit?

Should I provide all transactions or just my best deals?

For the CoStar Impact Awards, please submit only your most impactful transactions/projects.

Judges will assess nomination narratives based on the following criteria:

 

Lease of the Year

  1. Impact: This lease was a catalyst for vibrancy and economic activity in the market or submarket.
  2. Growth and Diversification: This lease represents significant growth (net absorption) and/or tenant (industry) diversification in this market or submarket.
  3. Innovation: The tenant space is innovative and sets new milestones for the market or submarket in terms of design, wellness, sustainability, energy efficiency, technology or other elements.
  4. Challenges Overcome: Unique challenges were overcome by the tenant, the landlord or both (e.g., difficult-to-lease space was filled, a time-constrained tenant found space quickly, unusual amenities were requested/provided, parking challenges were resolved, innovative financing and lease terms were agreed to, permitting challenges were overcome, etc.).

 

Commercial Development of the Year

  1. Impact: This project was a catalyst for vibrancy and economic activity in the market or submarket.
  2. Growth and Diversification: The project introduced new ownership/sponsorship, new uses, new industries and/or new partnerships to the market or submarket.
  3. Innovation: This project (base building) is innovative and sets new milestones for the market or submarket in terms of design, wellness, sustainability, energy efficiency, amenities, tenant mix, technology, mobility innovations relating to transit, bike lanes, parking and/or other elements.
  4. Challenges Overcome: Unique challenges were overcome by the developer (e.g., long land assemblage timeframe, complex and lengthy entitlement process, securing tenants and obtaining equity and/or debt, rising construction labour and materials costs, supply chain delays, etc.).

 

Sale/Acquisition of the Year

  1. Impact: This transaction set a new high sale price (total and/or per square foot) for this market or submarket.
  2. Growth and Diversification: This sale introduced new ownership/sponsorship or represented continued expansion for an existing owner in this market or submarket.
  3. Innovation: This transaction involved innovative measures relating to marketing, touring, bid collection, finance, credit checks, building inspections, document collection, legal document review and/or other due diligence elements.
  4. Challenges Overcome: Unique challenges were overcome by the seller, buyer or both (e.g., debt and equity were difficult to secure, significant lease extension or new lease was executed, an investment committee holdout was persuaded, unique concessions were made by one or more parties, etc.).
Deadlines
I can’t make the deadline. Can I submit my projects/transactions late?

No. To be fair to all participants, we will not accept any deal submissions sent after 11:59pm GMT on 31 January 2026.
